Condominium Sales Require Special Expertise

 

The Agent handling a Strata Title property sale must have a background of knowledge and experience in this field or all parties may be running the risk of becoming involved in problems beyond their anticipation

 

A few of these considerations are:

 

  1. Councils - Common areas and recreations facilities are usually governed by an association composed of owners and this association often has the right to levy assessments against the home-owner.
  2. Maintenance Fees - usually levied by the Council for the purpose of maintaining common facilities.
  3. Solvency - Has the council managed the financial affairs of the Complex wisely? If not the purchaser could be buying into indebtedness.
  4. Corporate Articles and By-Laws - A prospective purchaser should make themselves familiar with these as they are the rules he must live by.
  5. What is the parking situation - Perhaps the purchaser has a trailer or extra vehicle. Will there be parking for this?
  6. Property Disclosure Statement - This is a document which best describes the basic condition of the strata lot in particular and other surrounding issues which may be relevant to safety and care of the complex as of a specific date. Certain issues such as latent defects which can not be discerned through a reasonable inspection of the property including defects such as dangerous or potentially dangerous or unfit for habitation such as a previous illegal use, such as marijuana grow operation or to manufacture illegal drugs.
  7. Home Inspection - Home Inspection is recommended by qualified bonded Inspectors. It provides for a second set of eyes to review the property which you have selected. They are not bound up with emotion and thus they have a better chance at seeing possible concerns which may be obvious or hidden. Chose your Inspector carefully. Their fees, while reasonable, should not be the prime method of selection of which Home Inspector to choose.
